Construction Project Manager (CPM)

Required

  • Bachelor’s degree in Architecture, Construction Management, Engineering, or related field.
  • 5+ Years experience in construction project management, construction administration, or preconstruction planning.
  • Strong understanding of architectural drawings, building systems, construction sequencing, and permitting processes.
  • Proficiency with project management tools and construction documentation workflows.

Preferred

  • Experience working directly for or with architecture firms.
  • PMP, CCM, LEED accreditation, or relevant certifications.
  • Familiarity with AIA contract documents and CA workflows.

  • Design Intent Stewardship: Ability to understand, protect, and advocate for the architect’s design vision.
  • Technical Competence: Knowledge of construction materials, methods, and detailing.

Description

The Construction Project Manager (CPM) is responsible for leading projects from early planning through construction completion, ensuring the firm’s design intent is executed accurately while keeping projects on schedule, on budget, and in compliance with contract documents. This role bridges the architecture team, clients, consultants, contractors, and permitting agencies. It combines deep involvement in preconstruction planning, including feasibility, budgeting, constructability, coordination, and scheduling, with comprehensive construction administration (CA) responsibilities such as submittal management, RFIs, site observations, and contract enforcement.  This role is intended to expand to a director level position to provide Construction Manager as Advisor (CMa) services on behalf of the firm.

Preconstruction Responsibilities

The CPM supports the architecture team during pre-design and design development to ensure that the project is feasible, coordinated, and well‑planned before construction begins.

Planning, Feasibility & Coordination

  • Collaborate with architects, clients, engineers, and other stakeholders to evaluate project feasibility, regulatory implications, and site conditions.
  • Conduct or support risk analysis, identifying potential challenges early and informing mitigation strategies.
  • Participate in scope definition, ensuring scope alignment among owner, architect, and consultants.

Budgeting, Estimating & Value Management

  • Develop cost estimates, budgets, and schedule projections; collaborate with estimators to compare conceptual, control, and trade estimates.
  • Lead or contribute to value engineering, maintaining alignment with the design intent and project goals.

Constructability & Design Integration

  • Perform constructability reviews, offering construction‑driven feedback to the architecture team on systems selection, sequencing, logistics, and coordination with trades.
  • Support preparation of preconstruction deliverables, including logistics plans, early procurement logs, and phasing strategies.

 

Construction Administration Responsibilities

Once construction begins, the CPM performs or supports the architect in comprehensive CA tasks.

Contract & Document Administration

  • Manage RFIs, submittals, change orders, and contractor correspondence, ensuring work aligns with contract documents and design intent.
  • Track construction documentation and approvals, maintaining clear project records.
  • Support payment application review and verify compliance prior to certifying pay requests.

Site Observation & Quality Oversight

  • Conduct site visits, observing progress, documenting conditions, and verifying adherence to contract documents and quality expectations.
  • Identify design or field coordination issues and work with architects, engineers, and contractors to resolve them before they impact cost or schedule.

Coordination & Communication

  • Facilitate communication between the architecture team, owner, contractor(s), and consultants, ensuring alignment and timely decision-making.
  • Lead or participate in construction meetings, preparing meeting minutes and coordinating follow-up actions.

Closeout Management

  • Assist in substantial and final completion inspections, punch list development, and tracking corrective work.
  • Oversee collection and submission of closeout documents, including O&M manuals, warranties, and as‑built documentation.

Qualifications include:

  • 7-12 years of experience.
  • Bachelors or Masters Degree in Architecture from an accredited university.
  • Professional registration. NCARB certification preferred.
  • Certification is preferred in one or more content areas (LEED, PHIUS, Revit, CSI, etc.).
  • Min. 5 years of Revit usage with advanced knowledge of modeling.
  • Proficiency in Microsoft Office & Bluebeam. Basic knowledge of AutoCAD & Photoshop.
  • Organized, motivated, dedicated, efficient with ability to communicate professionally.
  • Competent knowledge of building materials, and construction techniques.
  • Sufficient knowledge of engineering disciplines to coordinate work.
  • Knowledge of professional ethics applying to the practice of Architecture.
  • Understanding of the construction process sufficient to coordinate with contractor.
  • Experience in project management including construction document preparation and field observation.
  • Experience with governmental agencies, zoning ordinances, & building codes.
  • Multi-family residential experience preferred.
