The need to replace the original building mechanical systems spun into a full renovation of the building lobby and the entire first floor ceiling and mezzanine areas. All of the old mechanical systems were enclosed above a hard plaster ceiling with only a small access hatch to get to them. After exploring several options it became clear that the entire ceiling was going to have to come out to make the project feasible. This provided an opportunity to give the lobby an entire new look with decorative bulkheads, cove lighting, and large scale ceiling panels to provide access to the new mechanical equipment above.
The project then grew into replacement of the existing flooring and existing guard desk, new large size artwork, and a new automatic revolving door entrance. The challenge was getting all of this work completed while still keeping the building open and the lobby accessible and safe for the tenants.
